Buying your first home can be intimidating and stressful. Here are my recommendations to those thinking of aquiring real estate of any kind.
- Be definitive about buying (i.e. you have decided to buy a home)
- Get qualified for a mortgage. It is much easier to go shopping for a home when you know what you are comfortable borrowing.
- Get Educated. This can be difficult and time consuming. Either spend the time it takes to be an expert or hire one. Realtors can offer you information, suggestions and strategies to assist you in aquiring the propery you desire. The best part is that Realtors work for FREE. It is the responsibility of the Sellers to pay the agent representing the Buyer.
- Hire and Real Estate agent who is an experienced, qualified, educated sales expert. Since you have already found this website there is no need to look any further.
- Know all the hidden and exposed costs. When buying a new or resale home you need to be aware of certain costs. Here are some possible costs:
• Land transfer tax
• Bank appraisal fee
• Legal ees
• High ratio insurance fee
• Prepaid tax reimbursement
• Title insurance
• property tax adjustments - Do not rush into anything but do not drag your feet either. Currently and for the last few years the Kingston real estate market has been very strong. Rushing into buying before you know what is available or have been well schooled by an agent is foolhardy. Equally foolhardy is wasting everyones time dilly dallying when the right property comes your way. Be decisive in making your move. My observations have shown that indicesion usually costs a buying more than making an educated decision.
- What to offer? There is no rule book on what to offer. Do not listen to any advice that tells you that their is a standard discount from any asking price. Too many factors are at play to justify this rule. The best advice is to have your Realtor give you the most recent comparables and listen to their advice. This advice is the most important input you will ever get. If you have selected your agent wisely they will know what to do. Make an offer - Just Do It!!
- Cold feet. Everyone gets them. It is expected and it is ok. As long as you have followed steps 1-7 you are on the right path. Proceed with confidence.Do not chicken out. Many buyers that have backed out of the deal end up regretting it very quickly.
